Home prices are still rising

The August median sale price in Clark County was $575,000, up 4.6% from August 2025.

The average sale price was $644,100, an increase of 5.7% compared with last year.

That's an important distinction from simply saying "the market is slowing down."

The market is slower, but home values have not declined compared with a year ago.

In fact, both the median and average sale prices are higher.

There were 2,211 active listings in Clark County in August.

That's down slightly from July, by 1.5%, but it is 10.2% higher than August 2025.

Clark County had 710 new listings in August, down 21.5% from July and 10% from August 2025.

It also helps explain why the number of active listings didn't continue climbing despite having more inventory than last year.
