Portland Metro Real Estate Market Update | December 2025

The Portland Metro real estate market wrapped up 2025 with steady prices, limited inventory, and homes taking a bit longer to sell. While activity slowed from November, year over year trends show a market that remains balanced and resilient, especially for well prepared buyers and sellers.

What is happening in the Portland Metro housing market?

New listings dropped sharply in December, down nearly 6 percent from last year and more than 30 percent from November. Pending sales also slowed, which is typical for the holiday season. Despite fewer new listings and pending contracts, closed sales actually increased, showing that serious buyers are still moving forward.

Inventory declined to 2.9 months, keeping the Portland Metro area firmly in seller leaning territory. At the same time, total market time increased to 81 days, meaning homes are taking longer to go under contract.

Home values remained stable. The average sale price rose slightly to $612,100 and the median sale price increased to $549,000. These modest gains point to a market that is no longer surging but still appreciating.

Buyers in the Portland Metro area are seeing a bit more breathing room than in past years. Homes are staying on the market longer, which can open the door to thoughtful negotiations, inspections, and strategic offers.
