Clark County Real Estate Market Update: April 2026

 

Hey Clark County friends,
Spring is in full swing, and if you’ve been wondering how the local real estate market is shaping up, I’ve got the latest scoop for you!

 

What’s Happening in Our Market?

April wrapped up with steady activity. Homes are moving, but buyers and sellers are both taking a thoughtful approach. Here are the big takeaways:

  • Homes Are Moving: About 54% of active listings are going pending. That means if you list your home, there’s a good chance you’ll find a buyer pretty quickly.
  • Balanced Inventory: We’re sitting at about 3.5 months of inventory. It’s not a wild seller’s market, but it’s definitely not favoring buyers either. Think of it as a fair playing field.
  • How Fast Are Homes Selling? On average, active homes are staying on the market for 44 days. Recently sold homes took about 72 days to go under contract, so things are moving, but not at breakneck speed.
  • Prices Are Holding Steady: The average list price is around $760,000, and homes are selling for about 99% of their final asking price. Sellers, you’re getting close to what you want, and buyers, you’re not having to overpay.

 

A Closer Look at Price Ranges

  • $500k–$1M: This is the sweet spot right now. Nearly two-thirds of homes in this range are under contract, and they’re selling close to asking price after about two months on the market.
  • Under $500k: Still plenty of demand here, but competition is picking up. If you’re shopping in this range, be ready to move fast on the right home.
  • Luxury ($1M+): Things slow down a bit at the high end. Fewer homes are going pending and they’re spending more time on the market. If you’re selling luxury, patience and smart pricing will pay off.

 

My Advice for You

  • Thinking of Selling? Make sure your home is priced right and looks its best. Buyers are out there, and they’re willing to pay for homes that show well and are move-in ready.
  • Looking to Buy? There’s a good mix of homes out there, but the best ones go quickly, especially under $1M. Having a game plan and a great agent (hint: I can help!) will make all the difference.
